The urbanisation of the Nueva Condomina area has entered its second phase, rolling out new roads, utility networks and urban infrastructure across different parts of the area. Three months after works began, the schedule still holds to an 18-month execution period, so all works are expected to be completed by early 2028. Progress was presented during a site visit attended by Murcia City Council's Councilor for Urban Planning, Housing, Environment and Huerta, Antonio Navarro; the president of the Nueva Condomina Junta de Compensación, Rosa San Julián; and Diego Sánchez, the project's technical lead. Cadena Ser Murcia also carried an audio clip with Antonio Navarro's statements on the project's progress.

With an investment of €27.5 million and more than 2.1 million square metres of surface area, Nueva Condomina is the largest urban development currently underway in the city of Murcia. On site, work is already underway on building and repairing roads, drainage and stormwater networks, electrical connections and kerb and pavement works, along with storm tanks, two park-and-ride areas at the access to La Alcayna, and the preparation of green spaces that will become part of the area's planned forest park.

"We're entering a particularly important moment, because the transformation is starting to become clearer," said Rosa San Julián, who highlighted Nueva Condomina's privileged starting position, next to an area with retail and leisure activity, major amenities and already-operational connections. Diego Sánchez, for his part, explained that "we've moved from the first earthworks to a stage with several jobs under way at the same time," with the challenge now being to coordinate underground networks, the road layout and the rest of the infrastructure. In parallel, licences already requested by various developers point to more than 1,000 homes being added to the area by 2027.

How does this relate to Sector ZP-Pn5?

The Nueva Condomina area lies north of the A-7 motorway, northeast of Sector ZP-Pn5. The consolidation of this development — the largest currently underway in Murcia, with more than 2.1 million m² and close to 1,000 homes already in the pipeline — reinforces the Sector's central position within the urban fabric: far from remaining a peripheral enclave, the Sector becomes part of a development embedded in the city's urban core, with the A-7 motorway as the shared boundary between the two areas. This integration into the urban core comes, moreover, without any loss of the Sector's excellent accessibility to the A-7 and A-30 motorways, which remain its main connecting routes.
